I would think that adding the cost of new tires to your older MH will not increase its value by the cost of the tires. You'd be surprised at how many people could care less about the age of tires, only the appearance of them. If they look good, then their happy with them.

I would not put new tires on the unit, but would price the coach so I could make a deal with a potential buyer. Almost all buyers want to negotiate a lower price. You then say, in lieu of a lower price I will install new tires, and then explain the dated tires on the coach. Then you sell the coach and the new owners have safe tires. A win / win deal.
