We are considering selling our '97 DP. The tires are probably due for replacement because of age. Would new tires improve the opportunity for sale, or improve it's sale price? Or would I just be throwing away my money?
Or should I just sell it as is?

You might not be able to recoup the full amount you pay for the new tires, but to me a buyer, it would be a factor if I had to replace the tires after buying the RV.

I agree with RV2GO. If I was a buyer having to replace six tires would be a negative factor against a sale.

Working against you would be those that live by one brand. I would say no, you would not recoup your cost, but giving an allowance might work.

No, especially if there is decent tread. If the tires look to be in good shape, most people are not going to look at the age. Yes, there are the folk on this forum who will look, but no one else will. I can promise you, you will not get any more for the coach, new tires or not. When it comes right down to it, the only people who will pay extra for new tires are the same ones who will go out and buy tires because of the age. Even at that, the money is still the same. If new tires cost 2500 buck, the buyer is not going to pay 3000 more for the coach. Even if it becomes part of the negotiation, The buyer may ask you to knock off 2500 bucks for tires, and you turn around and split the difference.
Its really all a marketing game anyway. Ask 2500 bucks higher than you want to get for it, and then offer a discount for 2500 bucks and the buyer will think he is getting a deal.

I always put new tires on the MHs I have sold. It helped on the sale, did I get my money back?? I don't know because I have no idea what they would have paid with old tires. BUT tires were a lot cheaper then, which may make it harder to sell now with old tires.

That is a hard question. You have a few points to ponder:
I do agree that it will help the sale but I also agree to recoup your cost is questionable.
If you were to put tires on just for the sale you'd most likely put on a cheaper brand whereas some RV owners buy only the best.
I agree with another poster about giving an allowance for new tires, not the full price of the best set but something.
Another options is to put the coach up for sale and see how prospective buyers feel about old tires and that immediate cost. A buyer wants the seller to spend his money not he as much of his! If you find you have no luck with the old rubber...well then I'd go put on new tires and try to recoup at least part of that cost.
I would be honest that the tires are older and therefore do not have much life left back in them.

As a buyer I would want in date tires , but it wouldn't be a deal breaker.
I would just add that to the list of needed upgrades when figuring the cost.
You won't recoup anywhere close to your investment.The buyer would just be happy he got new tires in the deal.

I would first attempt to sell as is.
if you have a potential buyer and tires become a issue, consider lowering selling price by 50% of the cost of new tires.
I would only consider putting on new tires if they were worn out or obvious cracking & defects etc.

I have been looking around for a used DP, and as a buyer I do look at the tires, and the dates. Seems when I ask, either the owners act like it is not a big deal, which makes me question how well the rig is maintained, but a small minority have said we talk about it if I move forward with negotiating a purchase. I had 1 owner actually mention the tires needed to be replaced because of age, and he was willing to negotiate a new set in the deal if I was interested, which tells me he the rig not only looked good, but was well maintained.
