Sure doesn't sound feral, might not have been dumped either. Every year we hear of a cat getting out of a TT or MH and the owners can't stay to find it.
It's very possible that's the case here, well loved and domesticated cat.

Since he made eye contact and went under your MH, I think you are in the process of being adopted by that kitty!

One thing you might do, is ask around... check with management, and long term residents. See if anyone remembers a kitty who got out and wasn't recovered before the owners left. Or if they just generally have any background on this one.

Good luck today, Catman! Hope that kitty cooperates and you can get it to a vet/shelter for a check up.

I am a long term resident-home base here. The yard guy says kitty has been around awhile, and has been hanging around the men's room, drinking water there. Thank goodness they keep the bathrooms clean! Yard guy also said that kitty had been carrying that paw,and that he was glad to see kitty using it. I can vouch, kitty jumps up on the picnic table bench for dinner! Kitty stayed across the drive in my sight today, slept under a neighbor's truck. It's wandering over for dinner as I type. I found a possible place for it,assuming it has no other health issues. Do a search "Caboodle Ranch". I won't set out the trap for another couple of days, I have jury duty and don't want the cat to sit in a trap for hours being vulnerable. Thanks all,a nd keep kitty in your prayers..

Put out some clean fresh water in a shady spot so it doesn't drink funky water.
