It is my opinion that eternabond is not patchwork unless you are covering leaks. Eternabond, professionally installed (I did my own) the entire length of all seams provides long term insurance that caulk can't provide. This doesn't mean I can't forget about the roof. There are still a few areas requiring maintenance with caulk, such as corners, gutter rails, etc. I also inspect and clean the roof regularly. I know I sleep better knowing that I have this insurance.

I say yes to Etetnabon and no to using any chemicals on the roof other than a mild detergent. The roof membrane is made for long term exposure to sun and elements with uv protection built in. I recently installed eternabond on the front and rear roof seams and it came out great.

My last trailer was a 07 Dutchman Freedom Spirit 31 quad bunk. I would likely still have it if I didn't go the 5th wheel route. It was sort of plain but fairly well built and decent value for the $. I had no problems with it.

I average 8mpg towing 12k fiver, less if against strong headwind. Empty I don't get better than 12.5 average and 13.5 hwy at 70mph.

The only thing I would note is that the 4:10 axle increase tow rating by around 3,800 lbs versus the 3:73.

RE: Hot Water Heater Drain Plug

On mine, the plug only goes in about 2/3. I put a light coat of heavy grease on mine and stopped it from leaking. It is a good idea to drain and flush out the tank with a cut off garden hose about 1x month to avoid build up. You would be amazed what comes out of there.

Electric or manual? If manual, ten bucks says one of the internal roller springs broke or unwound, or the fabric bead has shifted on the trailer wall causing an alignment problem.

Hitch after, and I recommend Linex spray in liner. I did under the rail and installed plastic bed rail caps. This way in the event that the fiver comes in contact with the bed rail, it will be more forgiving.

I used 4 oz for 47 gallons, then drained it. Filled it again and drained it. Good to go.

Not towing
500mi @ 16mpg empty @ $4/gal for diesel = $125
500mi @ 12mpg empty @ $3.70/gal for 87oct = $154
$29 saved per 500mi empty diesel
Towing
500mi @ 12mpg @ $4/gal for diesel = $167
500mi @ 8mpg @ $3.70/gal for 87oct = $231
$64 saved per 500mi towing diesel
10,000mi driven yearly @ 16mpg empty @ $4/gal for diesel = $2500
10,000mi driven yearly @ 12mpg empty @ $3.70/gal for 87oct = $3083
3,000mi towing yearly @ 12mpg @ $4/gal diesel = $1000
3,000mi towing yearly @ 8mpg @ $3.70 87oct = $1388
Based upon 10,000mi empty per year, $583 more to keep the gas engine fed non-towing; per 3,000mi towing, $388 saved. If our fictional trucks drove 10,000mi empty + 3,000mi towing, 13,000mi total, the diesel would cost $971 less in fuel.
One has to wonder how many years &/or miles it would take to balance out the higher purchase price and higher maintenance costs of the diesel (more oil, fuel filters, DEF if applicable).
Don't anyone get mad...just food for thought...some find spending extra for diesel power well worth the investment, and there's nothing wrong with that :W
More food for thought: The difference in on road diesel versus 87oct gasoline in Upstate New York is around $. 50/gal

My truck and 5'er in sig below. 5'er weighs almost 12k loaded. I average about 8mpg. I am very happy with the powertrain and built in brake controller.

Thanks Everyone!! That was QUICK response. Another ?. What type of Awning Tie downs do I need to purchase?
I use tie straps with the coated "s" hooks and metal screw-in dog posts
X2 ratchet straps attached to each end of the roller staked into the ground when it is windy to stabilize the awning.

Make sure after emptying black tank, always add about 5 gallons water to the tank before traveling home or using. This will keep the bottom of the tank wet, which keeps the odors down when in storage between trips. The tank will also then be ready for use on the next trip. I always keep about the tank about a third full. I don't dump until it is full.

I don't believe there is a port for adding refrigerant. With mine: 2x year I remove roof cover and hose out the bugs, dust, debris from the works. I then remove inside cover, and vacuum out all build up on the coils and plenum. I wash the filter as needed. Another thing I check frequently is the foil tape in all ceiling vents to make sure that no cooled air is leaking into the attic space. This seems to keep mine running good.

Looks good. I did the same thing in my back yard. If I recall, I put down about 6 yds of crushed stone. I then went over it with a 1 ton vibratory roller. I put papers down for the wheels. It keeps the botton of the trailer clean.

My wife and I looked at a Brookstone RL fiver last week while at a campground (on display). I think it was larger than the one you are asking about but I was impressed with the fit and finish, cabinetry and appointments. It was definitely a higher end unit and would be on my short list when the kids eventually fly the coup.
