Silicone caulk will not have a good long-term result when used in external RV applications.
Some swear by it, but that's only because they don't realize their rig has, or will, develop(ed) leaks.
X3 for Sikaflex, Dicor, or other lap sealant made for this application.

The Elkridge's are very nice units. Can't speak to the Cougars, but I will say that nobody beats Heartland customer service for after-the-sale support. The absurdity of some of the early responses in this thread is just remarkable.
Here, more than most places, you have to take advice with a grain of salt. I've pulled heavier loads than yours with my 2500 D/A, within all mfr weight limits (with scale tickets to prove it), BUT, all things being equal I agree with those who suggested a 3500. The nominal price difference is worth the extra capacity.

I have a 2011 Heartland Bighorn which is constructed the same, and comes off the same assembly line, as the Landmark. My floorplan is based on the Landmark Augusta.
They are great rigs. Quality control coming out of the factory is not perfect, but that's (unfortunately) par for the industry. I will say that nobody beats Heartland's customer service, and the owners group (mentioned above) is terrific.
I think you'll be very pleased if you bought a Heartland.

If it is not traveling as you state, and the campground allows it, I would be looking for a used mobile home that fits your site. Much better construction, better insulated, and WAY cheaper. $15k would buy you a very nice used one in most areas that will last 30 years with minimal maintenance.

The problem with the design in OP's 5'er is why most good manufacturers have gone to a different type of floor material than the old OSB covered by Darco wrap.
Parkland Plastics makes the slide floors for Heartland RV, which are 1" plywood with a thick plastic sheet laminated to the bottom. This is waterproof, except at the edges where water can wick into the plywood. As long as the edges are covered with a drip edge, this is a much better solution than recreating what you had before. Unless you don't plan to get many more years out of it, that is. Then maybe the Darco wrap is more economical.
