We wintered in Kansas City 07-08. We had temps to -2F. Ours is rated as a 4 season and I have to say that what we've seen it is.
We stayed warm, we just used abit more lp (like 170 gallons that winter). I do suggest a 250 gallon lp tank, don't let fall below 30%.
Water hose can be winterized with a heat tape and insulation, and about roll of duct tape.
Do Not leave the gray valve open, it'll freeze in no time. Not a fun thing to clean. Learn to schedule your dumps, ain't no fun during a winter storm.
Plan for a few 'bad' days, not weather related.
I've seen a guy winter in a pop-up, i don't recommend it, but it can be done.

Does the Cold Room vent have air coming out of it when the furnace runs? If it does not then it either isn't connected, or is blocked.

Our first 5ver was an older abused 0ne. While the roof didn't leak, it seemed to 'soak' thru all over. I 'painted' with roof coating (about $35/gallon), sealed roof.
Since then I 'paint' new trailer every 3 or 4 years, roof stays looking good and no leaks.

We use a simple rule: If we're in it, the slides are open, if we arn't, then close them.
We always have them closed when moving.

DW 'must' have her books. We use CD racks for paperback book shelves. I replaced the flimsy cardboard backs with 1/4" subflooring and screws to hold it on. Then they can be laid down on the floor without any damage to shelf or books.
As for the "ereader question" I just use the laptop running Calibre, 1100 + books.

I bought the Black Max 3650 at Sam's Club. Running watts 3650, Max 4500. Was $300 before Christmas. No, it's not as quiet as the Honda/Yamas, but it's not that loud either. I got it for backup, not boondocking. Time will tell on how good it really is.

Permits for sewer may be the only real problem. dqdick has it right, find a small town that wants you, then use city sewer system, that's what we did 4 years ago.

I fought a similar problem with my 94 F-250. Ended up fixing by used a higher grade gasoline. I use 87 octane and it acts up, I put 89 in it and it 'fixes' the problem, if I use 92 then I get better mileage. Brand of fuel also makes a big difference.
So try a tank or 2 of a higher octane fuel, might fix the problem.

Old Biscuit has the right idea. We went from 1800 sgft to 28' 5ver. If it doesn't move to 5ver, it sells. A whole house full of furniture converted to money is very easy to haul in any trailer.
We did build another house, slightly smaller, like 480 sgft. We call it the lobby of our private RV park, only one site, but we like it. It has full laundry, etc.

I know that my 211 receiver updates and resets itself at 3am everyday. This time is adjustable in the preferences. Ill bet that part of this daily update is verifying that all 'your' channels are still there, so it has to cycle the auto antenna to hit all the satellites. Just reset the update time to something that won't bother your sleep.

As for the instructions from the g'kids parents, did your child always do as 'you' instructed? Probably not. So I see nothing wrong with 'feeding' them as I think I should.
I do remember one trip with 2 g'daughters (10 and 12 at that time), wouldn't feed them breakfast til we got to town (Pella, Ia), took them into several bakeries and sweet shops and told them to get anything they wanted. They still talk about that day.
Our daughter wasn't there to stop us. I wouldn't have listened any way (insert something about paybacks here).
ps, I don;t think that it's right to leave the house without a good Hot breakfast first, but sometimes it can be fresh hot cinnamon rolls with lots of frosting!

We spent over 2 years living with our ferrets in the 5ver. To save our carpet, we got a large piece of inexpensive carpet, backed it with a 10 mil plastic, and carpet 'taped' it to the existing carpet.
With as many as 4 weasels roaming the trailer, there were bound to be accidents, even perfectly trained (and ours weren't!) ferrets will forget where the litterbox is while playing.
We replaced the 'top' carpet after about a year or so. it wasn't expensive and only took an hour or so to do.
Since we are now 'petless', we only have the original carpet, which does not have a couple of years useage showing.

I agree with HobbyTalk. The ultra lites by Forrest River just won't hold up to any semi-serious use.
We've spent over 2 and half years in ours, and have had to rebuilt the floor. Dealer wouldn't touch it. No more from that dealer, or this class of construction from Forrest River.
