RE: Hot Water Tank Mixing Valve

Never heard of a "mixing valve" on a hot water heater. Are you talking about the water heater bypass valve? And sometimes the check valve in the water heater line gets clogged or goes bad. Some Atwood WH's super heat the water and then mix it down with cold water to give a higher capacity without added water volume. In theory this all sounds like a good idea but there have been lots of problems with the mixing valve. The superheating of the tank water allows Atwood to specifie a 10 gallon hot water tank using an actual 6 gallon size. The mixing valve mixes cold with hot water to get a "normal" hot water temperature at the faucets. Mixing valves sometimes leak or just fail to mix water properly and are replaced. If you eliminate the mixing valve you change the design operation of the hot water tank. You cannot eliminate it and it must be replaced to operate the water tank as designed.

OK "willald" here you go - Pay cash for it and you'll never worry about being upside down on it, and you'll own the whole thing! And you NEVER have to worry about making the payment next month ;) X2, if you can it is better to pay cash. There is nothing wrong with a dealer providing finacing they can shop around and get the best rate just do your own shopping at several places to know what rate you are qualified for. Remember that it a common practice for dealers or other loan brokers get a "kick back" or lender rebate from the lender.

But, isn't that a deductible tax on your Federal return, just like our Real Estate Taxes and a portion of our registration fees? Yes, it is tax deductible on the Federal Return so I get approximately 25% out of the $4000.00

In SC, my new sticker is due next month. Bill is $404 on a 2005 5vr still valued in the $17k range according to state revenue department. I recently tried to trade it in for a popup, dealer wanted no part of trading down and what they offered as trade in was no where near $17k. Now I see why 1-2 year old $40k trailers are for sale by owner on craiglist around here for 10-12k. The bad thing about Sc is, when the state revenue department lowers the value of vehicle each year, the local county you pay property tax to just increases the millage rate to offset the lower value, so each year you may see a few dollars decrease in tax bill. Takes about 15 years to get it to a low amount... I love SC, the actual DMV costs for license plates are not too expensive but it is the property tax that you pay EVERY YEAR before you can get you license plate. Mine is just under $4000 per year with an assessed book value of $180,000. In 15 years before it drops to a reasonable rate I will have paid approximately $60,000 in property tax.

RE: Carefree Thinlite awning light.

My Revolution 42t came with one of these lights installed. I can not find where to plug in the end. I called the dealer, and they checked with American Coach who said they did not offer that option and "somebody must of put that there". Well ya, somebody must have put it there otherwise it would not be there. It looks like it would take some doing to get it installed, so Im sure it just didnt fall there. Anyway, my question is does anyone else have on of these, and if so where did the outlet to plug in the light get installed? I ordered the install kit so at a minimum I can put that in. I would hate to go through drilling through walls etc if I didnt have to. I looked on the porch light, and on the awning itself. It comes with a long coiled chord so I guess the outlet could be almost anywhere. Thanks for any help on this. It is porch light connector is standard on Revolution and American Coach's. When I got my Revolution it drove me nuts trying to figure out where it plugged in and a few days later I was at a Campground with another Revolution that was using their awning light. I walked over and saw it plugged into the side of the porch light. Another Uh OH moment.

I renewed this spring for 3 years and looking at the web site it is the same price. $109.50 per year or $298.50 for 3 years. Would not leave home without my Coachnet coverage.

If you want emergency evacuation service, join FMCA, it is a free benefit. If you want roadside service and towing, get Coachnet. One of the great free benefits of FMCA membership. In case of an medical emergency FMCA will make arrangements to drive your motorhome back to your home address. There are a lot of other free member benefits under the emergency assistance program and are all included as part of your FMCA membership.

RE: oil change and Lube on gasser

WOW, Will get some flack on this but Wally World has quite a few newer stors with high doors and pit. They usually treat as 1 ton truck. On a class C they can do you....on a 35 ft class A...no way partner My Class A is 38' and Wally World does it all the time. Cost is around $62.00. Gaspar does it every year and does a great job. Mobil 1 5W30. When I had my 35 foot gas Bounder, I got my oil change, lube and filters done all the time at my local Wally World. I had a diagram of all the chassis lube points which I gave them and they really did a nice job. We have three Wally World within 10 miles of each other and only one with an oversized door that does motorhomes. My local Ford dealer could not do it, it was too large for his bays. If you ask at the automotive desk if they do oil changes or they will tell you which WalMart does.

RE: Alfa SeeYa 40 with Skin Issues

To replace or repair a side wall with delam is big dollars. It could go into the thousands with labor and materials. Yesterday I was at my local independent RV service center getting a estimate for repairing a few scratches on my door and they were replacing a side wall on a class C due to delam. They had the wall peeled back about 3/4 of the length and they were was replacing the wood at the roof and side wall. I asked if the delam was from water damage and they said yes. They told me that the total job was going to be between 10K and 15K expensive lesson for not maintaining your roof and seam chaulk.

I do not think it is capital gains since it is a motor vehicle. Sounds like you got a great buy coming and going for a great price. This would be like buying a car valued at 8K for 5K and trading it in after a few months and getting 8K for a trade in value. Wish things like that happened to me.

RE: RV Lot Financing

I am looking for a finance company to finance an RV lot. Anyone had success with a deal like this, if yes who did you use ? I would check into your local credit union or bank. If you are really serious about buying a lot, there are quite a few owners looking to get out especially in Florida and they can be picked up for a great reduced price. My neighbor just bought another RV lot in Las Vegas as a potential future investment and does a long term rental on it. A lot of full timer's buy a lot in the North and one in the South so they travel between the two during the seasons. One other thing is too know what your yearly maintenance fees cost and the percentage they have risen over the years.

Part "A" & "B" are plans are set by the government as far as premiums and coverage. You will need to pick a provider for your Part D perscription coverage. You should also look into a Medicare supplement plan that will pick up the medical costs not covered by Medicare and there are lots of different ones out there> Some are called "Advantage plans" but are only valid in your state. I think most pick an "F" plan which supplements Medicare while traveling. Keep in mind too that the medical supplements do not cover the Paet D prescription "donut hole". Someone correct me if I'm wrong (I'm sure they will) but doesn't AARP own Hartford Ins? NO, Hartford and other advertisers or AARP recommended companies pay AARP a fee to use the orgainizations name. Not a bad deal to reach millions of retiree's through advertisment.

RE: TST Internal Sensors

I see that TST now has internal sensors with their own brass valve stems available that are compatible with the 507 monitor. They are $79 each with a 7 year battery life span. If they work as advertised the temperature feature will now be a very valuable reading. More info at the bottom of the page HERE I think I would just continue to use the TST external sensors, I have the TST system and I am very pleased with their function. They can be removed easily for return or battery replacement. Notice that they state 7 year battery life but only offer their standard two year warranty. These are internal sensors so if one or more did stop working the tire would need to be removed for sensor replacement. This would be a neater installation with the sensor inside the tire and only the valve stem showing but still could be expensive intallation and replacement of a new sensor.

I am not doing the recalls, I installed a SS-30 Small-Format Automatic-Release Fire Extinguisher in my refer back cabinet. The extinguisher is aimed at the fire box and will automatically trigger one pound of Halon into the refer compartment.

Want a great RV....then go out and buy either a used Travel Supreme or a used Country Coach.! period And then call the company when you have a problem..You will have a problem sometime sooner or later. Oh, wait, you can't call, they are out of business. Tiffin isn't perfect and Bob is the king of blue sky, but they are still in business. Would I buy another? Not sure, but I would consider Tiffin at the top of my short list. We have never been stranded anywhere, had a slide (or awning) not open or close, and no roof or paint or structural issues. Why do you believe that you need to go to the manufacturer for repairs? Although I do all my own maintenance (I have never had a car, boat or MOHO in a repair shop for maintenance in my life), there are numerous repair facilities outside of the manufacturer. Although any rig may have an issue, if you initially purchase a quality MOHO you may find the frequency of problems is extremely low and that routine maintenance is all that is required. Lou 05 Travel Supreme Envoy I think when you have a warranty issue Tiffin in a kind manner asks that you come to Red Bay. My snowbird neighbor bought a Phaeton and after a year the slide seals had rusted on the metal alligator looking grips and had come loose. Lazy Days said bring it to them and they would replace the seals. When he called Tiffin they said do not go to Lazy Days and bring it to Red Bay. I am sure warranty labor cost is cheaper at Red Bay. This winter his inverter/converter went out and again was asked to return to Red Bay and this time he refused it is a 300 mile out of his way trip on the way home. So Tiffin agreed to have a mobile tech come and replace it. I know he is very disappointed in his Phaeton and told me that he traded in a Beaver that was problem free. He told me no more Tiffin's and these were only two of many problems he has had with his Phaeton.

I am sure you thought you were doing the right thing. However, like I always tell my wife ~ no good deed goes unpunished. Seems like anyone helping someone out always gets taken for a ride. Renee, don't feel real bad it called stupid tax and most of us have paid it once in our life. The main thing is understanding what your legal rights are and what legally can be done to you, so schedule an appointment with a good lawyer to understand your financial obligations.

OK everyone, I'm looking at 2005/2006 Tiffin 37DB. I thought that Tiffin was one of the better quality motorhomes on the market.It is. It actually isn't. Never mind the roof cracks, rotting floor problem, sagging roofs, sagging floors under the tanks etc.. I found their general quality to be very poor. I had over 120 things fixed on mine before I sold it. Mine spent over four months in service over the two years that I owned it. Every trip out meant a trip back to service. When on my roof I discovered that a large part of my roof wasn't even sealed. You could see where the sealer tapered out half way along the seam like the guy doing the work was running out and didn't get back up there with a new tube to finish the job. How about three different screws holding the same thing? I have many examples of crummy quality like this that I could go on all day about. When I found out that it needed to go back to Redbay which is approx. 3,000 miles from me I sold it. I've heard many stories about people spending up to four weeks waiting there. I'd personally rather be sitting around a campfire with family! Adam Adam, Is that the big benefit for owning a Tiffin, the many trips to Red Bay and having a cup of coffee or should I say Kool Aid with Bob, the owner? Buy a Tiffin and join the cult...I am with you, I never what to see my dealer or especially the factory again after I purchased it. I expect it be built right the first time. but in reality every new motorhome needs to be "tweaked" for minor things so I will allow one visit to the dealer for minor infant repairs after that it is sitting around the campfire and enjoying what I paid for.

Report it stolen. Yes, report it stolen to the police department and let them find it if she is driving it around. The worst case is that she has leased a RV lot and just has it parked.
