It would be interesting to know, but it seems to be a very closely guarded secret.
I believe the rules wont allow it. Something to do with free advertising. Not sure really.

That's not advertising, except maybe for the Montana Board of Tourism!

westernrvparkowner wrote: Not correct. The costs per site have no reflection on the investment. If you used the value of the park as the investment, my net return is way, way, way below 10%, due to the financing component. Yes, if the park was paid off completely, I would have a rate of return of over 10%, but the park is a long way from being owned free and clear. If all you want to consider is the personal money I have invested,I probably did have a return exceeding 10%, but I also have a multimillion dollar mortgage hanging over my neck, which I have to pay regardless of how good a year I have.
You have a multi million dollar mortgage, and a multi-million dollar property. And you are making a living running a business. And you may have you own living quarters on site. And because you own a business, you get writeoffs too. You are providing jobs for others in the community. You are providing an enjoyable place for people to vacation. And eventually will be able to sell your business, and property with (Hopefully) a nice capital gain. And you know what? Good for you. I hope you make a killing at it. You win, the local/state/federal gov't wins, the customers win, the community wins, That is capitalism at the best.

Thank you for the info. This is very interesting. Sometimes we do wonder what our money is paying for.
I agree with Vulcaneer. Capitalism at it's best. Good for you!
I would love to work in your park when I am fulltiming. You sound like a fair employer. Besides Montana is beautiful!

Very informative post. I know I, and probably many others, seldom stop to think about where are fees go and how they break down into actually making a park or campground a sucessful endeavor. We all groan when we pay for sites, the same as we groan when we fill our gas tanks, propane tanks, etc.
It is very intersting to stop and think for a few moments about all that really goes into running a nice campground/rv resort.
Wishing you continued success and many full sites!! Thanks for sharing!!

The numbers also show why it's hard to start or purchase an RV park without having sky high rates.
Folks that have owned a park for years may have it payed off and have a fairly small monthly nut to cover.
Finance a large balance to purchase a park and you've just added a lot to the daily rate to just cover the principle and interest on the loan.

This is one of the best posts I've seen on this forum in a long time. Thanks so much for enlightening us. I agree completely with Vulcaneer's sentiments. If I'm ever in your neighborhood, I hope to contribute to both your top and bottom lines.

I wonder.. when a park takes a AAA or eq card and knocks off 10%, where does that come back to you from?
That amount comes from bottom line.
