We're giving our kitchen a facelift. New appliances were installed in 2009, done. New granite and sinks throughout the house (kitchen and 2 baths). Now we're ready to paint the cabinets and install the new tile floor.

Question is ...when you are buying a home ... IF there is NO backsplash installed (paint all the way to granite counters) do you NOT buy the house? Do you HAGGLE the price down because of it? OR do you see an opportunity to put your own taste/personlity in the home?

Lack of a backsplash wouldn't be a deal breaker; I'd just install one myself after moving in. But it would lead me to conclude the job was only done halfway and I'd look for other places where corners were cut. I'd never consider putting in granite and not including an upscale backsplash.

Would wonder why no backsplash was installed, but not a deal breaker.Just think it would be easier to clean the counter if one was installed.

I'd wonder if a fresh coat of paint was hiding the inevitable water damage and how bad that damage was.

Not sure that I would think anything of it...I guess it depends on what it looks like. If the house overall looked put together I may not notice something like that until I bought the house. I think no backsplash is better than a hideous one.

Good to know ... thanks. We've been told by realtors that the money we put into the house now ... we won't get back. What we 'MAY' get is a sale. SO ... knowing this, we aren't hiding any damage, we aren't cutting corners .... we're just trying to spend our money in the best/wisest places AND keep the spending to a minimum at this point.

New A/C a few years ago, NEW copper wiring (had aluminum .... aluminium for the UK descendents : ? ) ) New roof in 2009 ... new higher end, double pane windows in 2009, .... and on it goes. New 12' x 24' shed built in 2010. Also have an oversized attached 2 car garage. Sits on about 8 acres of land .... have been landscaping every year we've lived there .... lawn, sprinklers, trees, etc.. New deck and hot tub .... : ? ( Hate to move ... but gotta go where the money is .... and that seems to be Seatte right now.

gosh, I got new cupboards and granite in 2007 or 2008 and never got back splash at the time because I didn't see anything I liked, and still don't have it. I do have new dual pane windows, new solid patio awning, huge 9' spa, granite and new cupboards in my bathrooms and showers. My point being, not everyone gets a back splash, and it isn't a reflection of short cuts around the house.

Its amazing how the little things add up like backsplash, beveled front edges, etc. We will have a Quartz counter and backsplash in our new log home in progress.

My first question would be can you match the granite today? If so, I would definitely have it installed. Shouldnt be a big deal if the counters are already in. I would guess $4-8.00/lin foot at 4" high. You should be able to install yourself if reasonably handy. It would probably be very rewarding too.

My wife used to give me $1.00 each workday for lunch. After a long argument, I won. Now she gives me $5.00 every Monday.

My last house had no backsplash, just paint, and it was just fine. In fact I liked it better than having the counter and wall match. Originally, the plan was to use some wallpaper there, but I moved before I got around to it.

wittmeba ... unfortunately ... today's buyer does NOT ... 'typically' 'accept'a 4" matching granite strip as a 'backsplash' these days. It is a full on, counter to bottom of cabinets backsplash. We 'were' planning a full on travertine brick pattern backsplash at $11.00/square foot. Kitchen is 25' long by 18' wide ... big kitchen. SO NOT doing the backsplash is saving a lot of money ....
