we belong to three campground memberships ,when we was gone for 9 months , at one of our member parks we paid $1.00 a night ,at one other park we $0.00 per night, and the highest one we paid $4.00 per night by going from system to another it never cost us more than $60.00 or $70.00 per month for the 9 or 10 months we was traveling

It would take quite awhile, even at the $60.00 to & $70.00 at month, to make up for the membership fee AND the annual dues though - wouldn't it?

It's just my opinion, but I'm not crazy about ANY of these membership resorts. We joined one about ten years ago, and it was great at first, but then we noticed a few problems with it:
First, you find that as they sell more and more memberships, it becomes progressively harder to get a site.....too much competition from your fellow members.
Second, you find yourself becoming bored with going to the same old place time after time, and eventually you start going to other parks for a change of pace, but you're STILL paying for the membership.
Third, the dues or maintenance fees, seem to go up every year, and you eventually realize that you're not camping for "free" like they advertised, you're just PRE-paying for the site, whether you use it or not.
Finally, you decide that it's not what you thought it would be, and decide to sell the membership, but find the market glutted with other sellers.
I finally got rid of mine, but I would NEVER consider a membership again.....especially if I was just starting out RVing. There are just too many other places to see out there. JMHO

We never got into that type of camping and for what you said I never will. Well said.

Question: If the membership dues are "locked in" - can never increase AND you have access to Coast to Coast and ROD parks through a reciprocal agreement as well as the member parks, wouldn't it makes since to join now and use on the weekends and then already have it for full-timing when retired? I am 57 adn plan to retire at 62.

(sorry) Won't the one time membership dues continue to get more expensive than they are now?

If you are the final transfer and decide you don't want it can you not renew or are you stuck for a lifetime?

We had a membership that was on its 3 time use... I used it for several years, paying annual dues of $149.. That gave me over 1000 parks to visit at $4/night..
We bought that membership back in the early 90's..

When we started fulltiming, we just gave it back, period... The reason for giving it back, we decided we wanted another home park that we Preferred to go to and could stay there for months at a time if we so chose..

The annual dues at our new home park was $180 per year, but that included the first 35/days use.. If we wished to stay longer, the daily use went up to $8/day and we could stay there as long as we liked.. Since we were fulltimers, we took advantage of that..

The annual fees did climb over the years, and when we later sold it after leaving the fulltime lifestyle, it was up to $240/annual dues.. The daily fees increased to $10/day, which was still far better than any campground costs around there...

Bye the way, we bought both campground memberships thru RESALES, and paid far less than paying the higher fees that a new membership cost.. The first membership we joined cost me $200 and the cost to join the last one was $800..
We could not sell the first membership, but did sell the other one...

In both of our memberships, we far exceded our annual fees to belong to them, including our daily cost to visit the other affiliated parks we visited, which when we first joined, had over 1000 parks in the membership.. The number of parks in our membership did drop over those years, but when we sold our membership, there was still over 300 parks affiliated with it..

I do agree that campground memberships ARE NOT for everone.. There are many that do take advantage of belonging to them too..

Neither of the memberships we belonged to would lock you into a "stuck for life" clause..
The lifetime part of the contract said we could use it for a lifetime if we wanted to as long as we kept our annual fees up to date.... BUT, after we were thru using it, we could sell it, give it away, or just give it back....

It does pay for the person buying a membership to READ, UNDERSTAND, the contract BEFORE signing it... AND do your homework before reaching that point to see if it will benefit you and your RVing use of it..

For us, being that we fulltimed, it was a big advantage of using ours over the costs of using other parks that cost much more per night..

Whatever you do, do NOT do business with Ocean Canyon properties. I suggest you read the ongoing thread on IRV2 discussion regarding the nightmare in trying to get out from a contract with them...even when we never signed a contract with them. Even after 3 years and with 3 letters from them stating they have cancelled my contract and removed me from their membership list I just now received another bill for annual dues.

We received bills, threatening phone calls to pay our bill and hours on the phone and emails EVEN after I was told the contract was cancelled.

Ocean Canyon Properties nightmare

LONG story but I keep getting private messages from people who have signed contracts with them who couldn't get out of them either.

This is definitely a company to stay away from.

You'd think by now they would get their act together but obviously they haven't.

I looked into it once, it just wasn't for me. Was a real nice place but it seemed "too exclusive". I don't mind all kinds of people, all kinds of rigs, I thought it was too sterile of an environment. I just like regular CG's but I do like them to have amenities. GOtta have some comforts. lol

I think like tatest said, you are probably going to have to like the people there, as you likely will always see the same people. That can be a pro or a con. I kind of like seeing different people frequently. It's interesting. Some may prefer seeing the same ones and build lasting friendships. I like to be social with everyone so seeing different people and different places works best.
