RE: I still read books, the kind without batteries!

Yea, I like my 8 track tape and they are no longer here. Better get used to e readers because in a few years, that will be all that is available on new books. Most of the people hating e readers probably also disliked email, wanted to enjoy writing on paper and reading the letter while bathing. Now, most could not e imagine life without email. Things change and most of the time for the better. Get a Kindle and I believe you will like this change. Now for price, I have read about 30 books so far this year and my total expense counting gasoline is "0". I got these books downloaded from the library and it cost nothing. Join your local library or even one in a larger city near you and never have to return. My daughter gave me my Kindle for a birthday present and it is the most useful present I've ever received.

RE: on line stock trading companies???

I do not remember if there was a minimum deposit for Scottrade but if there was, I'm sure it was small. You get the $7 price for all trades. I also opened my account and was able to trade the first day. There all Scottrade offices in most decent size cities. My suggestion would be to stop by an office for a friendly chap. They are very customer friendly, not like many brokers. Yes I believe Facebook IPO will accelerate initially but I believe it will be a bust within two years. They have all these clients but to date, have not been able to generate decent profits and I do not believe that will change. After about two years, with no great profit growth, everyone will abandon ship on the stock, not the product.

RE: on line stock trading companies???

I use Scottrade. They charge "only" $7 a trade and provide excellent research material for you to manage your own account. They have Standard and Poor , Rueter and Second Opinion free to do research plus many other ways to do research. I just bought a 100 shares of Starbuck's coffee (SBUX) about 15 minutes ago. I have used them for 4 years and could not be more pleased with their service.

RE: I have some good news to share

For the record, I have told both girls not to have more kids than they can afford to get through college.

RE: I have some good news to share

When both my girls were in college, I insisted they live in the dorm the first two years. If after two years and the grades were good, we would talk about an apartment. Both girls moved into a shared apt after 2 years. Other daddy rules; 1. I paid for all books, tuition, dorm with meals, plus small spending allowance. 2. They must take at least 15 hour a semester. 3. They must attend a in state college unless they could prove to me that they could not get their field in one of our state colleges. 4. Graduate in 4 years, and then we could talk about master degree if interested. 5. They could hold part time job during college for extra spending money if their grades were good. 6. They "must" have a summer job. No sitting and home and parting. 7. They would get a new car, Toyota Corolla, when they graduated. If they quit school, or took longer than 4 years to graduate, no car. Both graduated in 3 1/2 years with a new car and no college debt. Both gainfully employed. Both have said they will have the same contract with their kids.

RE: Home A/C setting

We live 6 month (winter) in AZ and 6 months (summer) in AR. In AZ, we cut off main water line to the house, turn off fuse to water heater and set the ac on 80. If you leave the ac off, you can have humidity problems AND it can get hot enough in AZ to cause problems with the glue that is used on building cabinets. We have someone check the house every two weeks and flush the commodes. If you let the water in the commodes evaporate, roaches will come up through the sewer line and you will have thousands when you return. Trust me on this, I am speaking from experience and it is not a pretty site. Also cover all drain and tub/shower drains. Very important. In AR, having dehumidifiers in the basement is a must or you will have really bad mold problems, on everything.

RE: Outback Steakhouse - Thumbs Down

Per Outbacks web page: Outback has the No. 1 market position in the US for full service steak-restaurant category. The average check price per person was $20 last year. Outback parent company (Outback is the dominate name of their restaurants and they do not break numbers out separately. This suggest Outbacks numbers could be higher because that is where they concentrate on new openings)) posted a 6% increase in revenue to $3.8 billion & a 26% rise in operating income to $213 million. Comparable restaurants sales were up 4.9% I would call that outstanding in the current climate with most restaurants except McDonald's struggling because of our near recession. I believe this with let my Yogi quote stand!!

RE: Outback Steakhouse - Thumbs Down

I cannot believe some of the comments about Outback written on this site. Torching Outback while praising Denny's and The Sizzler. I will close my argument about Outback with the words of Yogi Berra,"Nobody goes there anymore, they are to busy."

RE: Outback Steakhouse - Thumbs Down

Love Outback. However, when I go to Outback and paid $15 for a steak, I do not expect OR compare it to a $65 steak offered at some steakhouses. That is an unfair comparison. When someone tells me they hate Outback but love a restaurant like Denny's, then I question their judgement and or taste palates. Almost everything at Denny's is "shipped" precooked frozen. Even their salad is cut and bagged before shipping to the restaurant.

RE: Question on Leases

The Protecting Tenants At Foreclosure Act 2009 proves my point. This act allows for the lender to give the person on the lease 90 days to vacate. The lease, as I said, is null and void, trumped by the lender. With out this act, the standard in most states to evict a tenant is anywhere from 30 to 60 days depending on the state. It makes no business sense for it to be any other way. Of course you must give the leaseholder time to move. You just cannot charge in and take possession. The 90 days is reasonable and fair to both parties. Any lease you sign is only as good as the landlord's ability to make his mortgage payments. Almost every time I rent a home, I have 11 rentals, in today's climate, I will have prospective tenants who had a lease, were current and were evicted by the lender because the homeowner was foreclosed on. I've even had prospective tenant's who had paid a year in advance and were evicted for the same reason.

RE: Question on Leases

I believe you will find that leases are null and void in all states on foreclosure's . Here is why. Lets assume I'm many months behind on my mortgage payment and know eventually I'm going to end up in foreclosure. I then lease the property to a relative OR friend well below market value for a number of years. If the lender had to take these properties back with lease terms they did not negoiate, there is no way they would make loans. In addition, I and you know many people in MANY states that had to leave their rental home because it was foreclosed on. I know for a fact that in the two states I own rental property, the lenders claim trumps the lease. I personally do not believe that this is different in other states unless someone shows me proof.

RE: Question on Leases

Taxes are ahead of the original lender in all states. In a bankruptcy, leases become null and void in every state. Major retailers declare bankruptcy in a lot of cases to get out from under bad leases.

RE: Question on Leases

Bankruptcy trumps the lease. If the property was foreclosed due to bankruptcy, the lease becomes null and void. The reason, the original lender has preferred treatment by the original loan documents. The owner of the property "cannot" sign anything (including a lease) that voids the original lenders preferred status without the lenders signed approval and that will never be given. Therefore, the lender on the note can foreclose without there being any repercussions from the party leasing the property. They of no concern to the lender. Ever who buys the property may or may not want to lease it and even if they do, they will certainly want to renegotiate the terms of the lease including possibly raising the rent.

RE: Tax question for business owners

You do not have to write down every starting odometer and ending odometer for every trip. For example, you make many of the sames trips often. First time check the odometer. Afterwards, just login the trip and write the mileage down based on previous trips. I was audit bay the IRS for mileage. Had many trips to the airport picking up customers and dropping them back off. The IRS allowed me to estimate these trips. If you keep reasonably records the IRS will see that and work with you. Once they see you are not a complete cheat, they will not tried and nickel and dime you to death. In my lifetime, I have been audit 3 times. Everyone of them was fair and I was treated respectfully all three times. In three audits, I paid a combined total of less than a $1000 on several hundred thousand dollar audits. They have sense left me alone because they know it will not be profitable for them to audit me. Really, that is all they want. Do not be afraid of an audit "unless" you really are cheating. Simple mistakes and deductions or missing records are treated fairly.

RE: Snakes

We live in AR during the summer. We have a big Rat Snake that likes to soak up the sun on the front porch. When we come out, it jumps off into the bushes. I see her almost every time I mow the fields (10 1/2 acres). At first I tried to run her over with the mower on the tractor because I thought it was a Cottonmouth. I looked it up on the internet and found it to be a Rat snake. So I named her Tammy after a snake of a past tenant and now when I see her, I mow somewhere else until she moves. Have grown to sorta love the old gal in a funny way. She is just doing her job eating my field mice and other snakes so I let her have her space.

RE: Ridiculous bank fees

Nothing new. Banks have been charging to cash checks drawn on their bank to people not having an account there for over 30 years. I do not a bank that does not charge for this service. I know all the large banks, Bank of America, Wells Fargo, and Chase Bank all do. msmith1199 gave a good reason for these charges. I see absolutely nothing wrong with this charge.

RE: When did we get the right to speed?

I do not think RVing is a waste of fuel, I know it is. So does everyone on this forum. I chose to do so anyway. However, I find it rather comical that someone who drives a F-350 Extended Cab 4 x4, with an 18k hitch, pulling a 32' plus trailer "full time" would dare to lecture anyone on "them wasting our precise fuel." There are very few things more wasteful than pulling a 32' plus trailer around the USA all year. Then for them to complain that people they meet are wasting fuel by speeding? Really!!!!!

RE: When did we get the right to speed?

Someone driving 10 mph over the speed limit is a lot less dangerous than someone driving the speed limit, holding up traffic. I drive what the traffic is driving to keep from getting run over. If you get passed while you are in the fast lane, move over, regardless of how fast you are going, the speed limit or 15 mph over the speed limit. "Lead, follow, or get out of the way." That is the safe way to drive. I also find it funny for someone or anyone pulling or driving an RV to complain "about other people" wasting fuel." When I taught my two daughters to drive, I told them that following to close was far more dangerous that speeding.

When he is on his game, watching Tiger play golf was like watching Secretariat race. Pure beauty. I am also glad to see him back, maybe? The Masters will tell a lot.

RE: Where are we heading

A lot of people are out of work because they chose to be. They will not accept positions because unemployment insurance has been extended. I have a friend who is head of personnel of a major hospital in a large city in W Virginia. W Virginia has one of the highest unemployed rate in the nation. They have expanded the hospital and he still has 26 openings for unskilled workers (cooking staff and etc) that he cannot fill. He says they will come in and even pass the drug test and then never return. The unemployed rate will go down when the feds quit extending unemployment insurance that we, not the employer pays.
