After agreeing at a price of $40K for the MH a while ago I just found out the tires are 8-10 years old. The coach has been stored inside all it's life and the tires look great, but everyone tells me it's time to replace them. One of the rear tires has some cracking in the sidewall just on one spot like it hit a curb or something.
I guess I need to ask for further price reduction and get these tires replaced if I buy this MH.

Probably , but you already agreed to the price......right ? .. If it were me I'd mark it down to not doing my homework before offering a price and take the hit unless I was deceived somehow ... Age Of tires is on the top items , in any inspection.

I agree, the time for negotiating is before you agree on a price.
What would you do if the seller said after you agreed on a price: Oh by the way, I put new tires on last week, I need an additional $3000.00?

I just purchased a used Beaver coach 2001 with the original 4 rear tires and two front ones from 2005. I looked at the date codes before anything else. I factored that in($3000+) when I made my offer. Also the refrigerator didnt work on a/c, that was another $1800 for a new cooling unit.

This statement implies it worked on gas. If that is correct, it did not need a new cooling unit.

X3 As a member since 2006 with 282 posts in the last year I'm surprised you'd post that you want to welch on a deal you agreed to. We are a pretty tough crowd and YES, it needs new tires.

If you haven't paid him any money you are not obligated to go thru with the deal. If you have given him earnest money then it is a different story, but is still open to negotiation.

When I buy used I always factor in replacing tires, belts, hoses, and changing all the fluids. It insures I'm not surprised with a breakdown somewhere on a trip.
